The resident foreign population in Antalya, which received intense immigration from these two countries after the Russian and Ukrainian war, decreased by 40 thousand in the last year. There is intense migration from Antalya to Dubai and Serbia due to the fact that residence permits are not extended, new arrivals are not allowed, and the high increase in housing and rental prices. Housing prices and rents also started to decline by around 15-25 percent.

RENTS EXPLODE AFTER THE WAR

Many Russians and Ukrainians reside in Antalya, which is most preferred by citizens from the Commonwealth of Independent States (CIS) countries, especially Russians, for holiday purposes. After the Russia-Ukraine war, which started in February 2022, there was intense immigration from both countries.

The resident foreign population in Antalya, which was 94 thousand in 2020, increased to 136 thousand 946 in 2021 and 172 thousand 487 in 2022. Housing and rental prices in Antalya have increased astronomically due to the foreign population doubling in two years, especially after immigration from Russia and Ukraine.

A situation has emerged in which civil servants, such as police officers and teachers, who live on rent in the city, especially in coastal districts, want to be appointed. Those who wanted to rent their homes to people from Russia and Ukraine for high prices had the tenants evicted or sued.

40 THOUSAND FOREIGNERS LEAVED IN 1 YEAR

The increases in housing prices in Antalya in dollar terms also affected immigrants from Russia and Ukraine in 2023. In order to stop the increase in housing and rental prices, 10 neighborhoods were closed to foreigners’ residence permits, and because the residence permits of those whose residence permits expired in other neighborhoods were not extended, Russians began to emigrate to other countries. There has been a decrease of 40 thousand in the resident foreign population in Antalya in the last year.

SCHOOL QUOTA HAS DECREASED BY CLOSE TO HALF

Viktor Bikkenev, the owner of a school in Konyaaltı where Russian children are educated, stated that there was intense immigration from the two countries to Antalya after the war and said:

Antalya is very beautiful, there is perhaps no other city like it in the world. The people are friendly. Russians love Antalya. People do not leave easily, but recently the Immigration Administration has started to receive rejections regarding residence permits. There is a decrease of nearly half in our school. Of course, Russians do not understand rejection. They say, ‘We are buying a house here, we are spending money everywhere. We bring money to Turkey. We come from abroad with money. This money stays here.’ They don’t understand this situation.

THEY ARE GOING TO DUBAI AND SERBIA

Explaining that there was excessive immigration after the start of military recruitment in Russia after the war, Bikkenev said, “Now the opposite is happening. People are forced to leave. Most of them went to Dubai. They say there is no such problem in Dubai. Some countries in Europe have no problems. For example, Serbia is taking in “He can stay as long as he wants and find a job. Croatia is the same. Some countries see it as good for Russians to come. Because they can bring a certain amount of money with them. Russians also go to Thailand, Bali and the Maldives,” he said.

“HOUSES ARE THE SAME PRICE AS MIAMI”

Bikkenev said that there was intense immigration due to the fact that residence permits were not extended, new permits were not issued and real estate prices were very high, and that this situation reduced the prices in the region. “Now the opposite has happened. When the Russians leave, the price also decreases. We meet with the real estate agent, there are no sales. It is right next to the sea in Antalya.” The house was the same or more expensive than Miami. My friend barely sold the house next to Burj Khalifa in Dubai for 1 million dollars. Prices in Antalya start from 1 million dollars. That means it has increased abnormally. RESIDENCE WAS NOT EXTENDED, THEY MOVED TO DUBAI

The Tsidenova family with two children, who came to Antalya from Russia in November 2022, moved from Antalya to Dubai because their residence permits were not extended in the previous days. Stating that they have lived in Konyaaltı for 1.5 years, Elena Tsidenova stated that they paid rent of 1500 dollars in Uncalı District and that they are currently living in a more luxurious house in Dubai for 1500 dollars. Tsidenova noted that they had to leave Antalya because their residence permit was not extended.

PERMISSIONS HAVE BECOME DIFFICULT

Zehra Arslan, a real estate agent in Konyaaltı, stated that they generally work on housing sales to foreigners and said:

He stated that there was intense demand from both countries after the Russia-Ukraine war, and that while those who came could easily obtain a residence permit, now it has become very difficult. Arslan, So the process is getting more and more difficult. Also, residence permits are not given to foreigners in Hurma, Liman and Sarısu neighbourhoods. A foreigner who has previously resided in the Liman area can apply and extend his residence, but if he has just arrived in Turkey and wants to buy an apartment in the Liman area and get a residence permit, he is not allowed.

THE DECLINE IN PRICES IS BETWEEN 15-25 PERCENT

Stating that the recent decrease in the number of foreigners residing in Antalya is reflected in the real estate sector as well as cafes, restaurants and many other sectors, Zehra Arslan concluded her words as follows:

It has become a more expensive city for foreigners than Europe and Dubai. That’s why people prefer those sides. For example, in our country there was a 50 percent decrease. Since it has become more difficult to grant residence permits to foreigners, people have started to decrease apartment prices.

That’s why huge discounts are offered. Especially in new projects or apartment rentals, discounts are made and prices are more reasonable. There is a decrease of approximately 15-25 percent.
