According to specialists from the companies AEON Development and Metrium, in the segment of new buildings in the location there are 11 residential complexes. 1.2 thousand apartments have been put into sale, more than a third of which are made up of premium and elite class offers. The volume of high-budget supply exceeds 30 thousand sq. m. m, this is almost 45% of the total supply in meters.

Despite the historically high share of expensive real estate, there is a trend towards an increase in the volume of compact housing. A significant portion of the exposition is formed by options with an area of ​​up to 40 square meters. Another almost 30% falls on apartments with an area of ​​40-60 square meters. m. On the one hand, the bias towards the compact format can be explained by the presence of a large comfort-class project in the location, and on the other hand, in high-budget new buildings the share of studios and one-room lots has recently been growing. And the trend, experts believe, is associated not only with high investment demand, but also with adjustments in the needs of the target audience. Over the course of the year, about 1.15 thousand transactions were completed in the area of ​​Kutuzovsky Prospekt only for the purchase of primary housing in eight new buildings, and for apartments with an area of ​​up to 40 square meters. m accounted for a quarter of the demand.
