How much do land plots cost in the largest regions of Russia? Statistics for the third quarter of 2023

The increase in the share of individual houses in the structure of housing construction throughout the country led in the third quarter of 2023 to an increase in the cost of plots by 9% year-on-year, to 55 thousand rubles. per hundred square meters in 33 large regions of Russia. The most expensive land is sold in the Krasnodar Territory, but the most pronounced increase in prices is recorded in Dagestan. The cost of plots in Crimea and parts of the regions bordering Ukraine remains stable.

The average cost of land plots in the 33 largest regions of Russia at the end of the third quarter was 55 thousand rubles. per hundred, having increased by 9% year on year, was calculated by Avito Real Estate. Prices increased due to a revival in demand. According to analysts, year on year interest in acquiring land increased by an average of 21%. Most of all – in the category of sites for industrial purposes – 25%, least of all – agricultural. The total supply volume decreased by 2%.

The growing activity of transactions with land plots may be a consequence not only of interest in the commercial use of land, but also of the development of the market for individual housing construction (IHC). According to the information system “Nash.Dom.RF”, in January-September of this year, the commissioning of such facilities throughout the country as a whole reached 48 million square meters. m. This is 51.6% higher than the volume of multi-apartment housing delivered over the same period and 60.3% of the total commissioned volume.

At the end of 2022, the share of individual houses was estimated at 55.7% of the total commissioning volume, in 2021 – at 53%.

Sberbank previously indicated that in September the number of mortgage loans issued for individual housing construction increased by 12.9% year on year. For comparison: in the secondary housing market in apartment buildings the indicator increased by 2.6%, in the segment of new buildings – by 12.7%.

The most pronounced increase in the value of land plots year on year, according to Avito Real Estate data, occurred in Dagestan – by 37%, up to 192 thousand rubles. per hundred. Demand increased by 18%. Positive dynamics can be seen in the context of increasing tourism potential of the region. According to Rosstat, in January-August 2023, the number of guests officially accommodated in local hotels increased 4.5 times compared to the same period last year, to 256.5 thousand. In the Saratov region plots increased in price by 27% over the year, to an average of 65 thousand rubles. per hundred. In the Rostov region the growth was 25%, up to 188 thousand rubles. per sq. m. Interest in purchasing plots in these regions increased by 22% and 37%, respectively.

Dagestan came in second place in terms of land value.

According to Avito Real Estate, plots are only more expensive in Krasnodar region – on average 200 thousand rubles. per hundred. Year on year, the figure increased by 12%, demand increased by 25%. Traditionally competing with the region Crimea against the backdrop of the overall negative news agenda this year, it is causing less enthusiasm among potential buyers. Demand for land in this region grew year on year by only 4%, the average cost remained stable, that is, 178 thousand rubles. per hundred. Similar trend earlier was traced in the primary real estate market: interest in it in Crimea this year is limited, while the market in the Krasnodar Territory is showing strong dynamics.

In outskirts of Moscow the average cost of plots is 106 thousand rubles. per hundred, in the Leningrad region – 103 thousand rubles, according to data from Avito Real Estate. By the third quarter of last year, these figures increased by 12% and 13%, respectively. Demand growth was 26% and 21%. The only region that showed a decrease in land values ​​was Kirov regionwhere the average figure decreased by 7%, to 14 thousand rubles. In Kursk, Kaluga, Bryansk, Smolensk, Samara regions And Perm region average prices have not changed.
