In the loan portfolio of Russians in 2023, mortgages amounted to 54%. This was announced by the head of the analytical center DOM.RF Mikhail Goldberg. According to him, mortgages in Russia have prospects for further growth, but not so tangible.

“65% of the increase in all retail loans was secured by mortgages. Mortgage took up 54% of banks’ total accumulated portfolio of lending to individuals,” said Mikhail Goldberg at the XXII All-Russian Conference “Mortgage Lending in Russia” (quote from TASS).

According to Mr. Goldberg, the mortgage market in Russia is already quite mature, since it is close to 60-70% of the total lending portfolio to individuals. However, mortgages most likely will not be able to further replace consumer loans, says Dmitry Goldberg.

According to the DOM.RF forecast, the return of the Russian mortgage market to 2023 levels may occur no earlier than 2027. “The volumes that we saw last year, when 7.8 trillion rubles of loans were issued, 2 million are a lot. It will take quite a long time to get back to these numbers,” he added.

In 2022, the volume of the mortgage portfolio issued to individuals amounted to 14.1 trillion rubles, exceeding 50% of the amount of all loans for the first time in history. In 2023, Russians bought housing for 18 trillion rubles, or 7 trillion rubles. more than a year earlier.
