Russians have become more active in booking country houses for the New Year holidays. As interviewed realtors told Kommersant FM, clients began renting properties in the summer, and a peak in demand is expected in December. Currently, about half of the lots available on the market have already been reserved. How much will it cost to celebrate the New Year in a cottage near Moscow? And where are there still places left? Prices for renting houses in the Moscow region increased by 16% over the year, with an average of 21 thousand rubles. per day, analysts from the companies YuMoney and Sutochno.ru calculated.
The most popular locations for celebrating the New Year are in Dmitrov, Naro-Fominsk, Zelenograd, Istra and Kolomna. The format of the celebration is also changing. More and more often, Russians gather in groups and rent larger houses, said Yulia Dymova, director of the secondary real estate sales office of Est-a-Tet:
“Nowadays it’s less and less exclusively a family vacation. For the most part, it’s still a party. The house is rented directly in order to spend the New Year in company. Due to this, larger areas are in high demand: 300+ sq. m. m.
If we talk about the cost, then it’s already from 70-100 thousand rubles. and up to 300 thousand rubles. depending on the level of finishing, location and rental period.”
Traditionally, the most popular dates for renting houses in the Moscow region are December 30th and 31st. Based on the experience of past years, housing is usually rented for three days.
The owners are raising rates several times and are confident that demand will be high. But there are still chances to save money, for example, you can choose a property that is located further from Moscow, explained Yuri Peregudov, head of the secondary real estate department at the Dolgov Pro agency:
“If we are talking about the nearest Moscow region, then this is already over 50 km from the capital and not cottages, but, most likely, just houses in ordinary towns and villages. You can reduce costs by simply renting a lot without managing and organizing the holiday. And, again, depending on what is in the house itself – a swimming pool, a sauna, additional gazebos – you can save up to 100 thousand rubles.”
As Kommersant FM’s interlocutors noted, in 2022, owners of luxury housing were more willing to rent out their houses. The number of offers in the premium segment then increased by 15%. Now the situation is different. Owners of cottages near Moscow are increasingly concerned about the safety of their homes: due to the dynamics of the ruble exchange rate, they will have to spend more on restoration.
Another attractive option for clients is to book a room in a hotel complex. But now there are almost no free places, they told Kommersant FM at the country club-hotel “Ivango”, which is located in Podolsk: “The cottages, naturally, are all occupied. They have been booking since April; we still have about ten people on the waiting list.
There are still a lot of superior rooms, and there are also suites. The cost of a standard room from December 31 to January 2 will be 25 thousand rubles, a family room – 27.5 thousand rubles. A small suite will cost 30 thousand rubles.
This price includes accommodation, meals, a holiday with gifts for children on January 1, and a Latin American party for adults at the Ivanhoe Castle restaurant with the participation of a cover band.”
Meanwhile, according to the results of a survey by YuMoney and Sutochno.ru, two-thirds of Russians plan to celebrate their New Home at home. 15% of respondents will go on a trip, and 8% will celebrate the holiday outside the city or in the country.
