“The volume of family format apartments has decreased by more than a quarter”

Kommersant FM columnist Svetlana Bardina talks about why the share of family housing in the central regions of Moscow has decreased over the past few years.

The supply of family format apartments in the central districts of Moscow in mid- and high-budget projects ready for occupancy has decreased by more than a quarter. Over five years, the share of apartments within the Third Transport Ring of business, premium and elite classes, in which there are at least three separate rooms, has decreased from 7% to 3%, according to experts from the developer Touch and the bnMAP.pro platform.

In 2020, there were about a thousand such options presented in implementation. In 2021 and 2022, there were 745 and 435, respectively. By the end of 2023, their number had barely crossed the 400 mark, that is, it had decreased by almost 60%, reaching its minimum. The same dynamics, experts note, can be seen in the projects themselves in the business, premium and elite segments: if in 2020 family-format housing was presented in 93 finished projects, in 2021 – in 87, then in 2023 this number decreased to 56 .

Experts say one of the main reasons for the trend is a significant increase in the price of land within the Third Transport Ring and an increase in the purchase budget. Secondly, stable investment interest of buyers in compact housing. Nevertheless, in 2024, a significant increase in family housing in houses located within the Third Transport Ring is expected, up to 67 projects.
