“Rzeczpospolita”: Apartments will be even more expensive

If the new loan program comes into effect as announced, prices will increase. It is possible that it will be in double digits – writes Tuesday’s “Rzeczpospolita”.
“Rzeczpospolita” reminds that the new government announces “Mieszkanie na start”, a program of even cheaper loans: from zero to 1.5 percent. depending on family size. The free loan would be available to families of at least five people. The loan amount will not be limited, but subsidies will only be introduced up to a certain amount.
In an interview with the newspaper, Metrohouse expert Marcin Jańczuk said that each support program contributed to a jump in prices, the latest one – record prices. In turn, the chief analyst of REDNET Property Group, Ewa Palus, claims that fewer customers will benefit from the new program than the previous one. In her opinion, this results from the assumptions of the program and the degree of use of the “Safe 2% loan”. “The price increase in 2024 will therefore be smaller than in 2023,” he predicts and stipulates that the assumptions of the program may change. “The scale of price increases caused by +Safe Credit+ significantly exceeded forecasts,” he reminds.
“It cannot be ruled out that the imbalance between demand and supply of housing will persist for some time. The effect could be even a double-digit increase in average prices,” says Marek Wielgo from the RynekPierwotny.pl portal to Rz. The newspaper notes that an optimistic scenario seems more likely: developers will increase the scale of investments, hoping to maintain a high sales pace. (PAP)
