The Minister of Economy, Finance and European Funds, Carolina España, announced this Wednesday the fourth auction of assets in Andalusia, specifically, 14 properties spread across the eight provinces and for a value that amounts to 21.5 million euros. At the same time, the Andalusian Government is also preparing a fifth auction to sell the tourist villas that are closed.

It is expected that at the end of the month the Official Gazette of the Junta de Andalucía (BOJA) will be published. fourth auctionalthough it must first go through the Government Council, expectedly next week, as sources from the Ministry have detailed to Europa Press.

The counselor has advanced that this fourth auction will include “some properties and plots very interesting” in Córdoba – the Cordel de Écija -, in Málaga – premises on Compositor Lehmberg street – and in Seville – estates in Utrera and La Rinconada -.

Specifically, according to the information provided, in Almería premises in the Torres Bermejas Building (Estación Avenue) will be auctioned for 876,794 euros. In the province of Cádiz, the property up for auction will be the Sillo de Jédula, for 63,807 euros.

In the province of Córdoba, the Cordel de Écija for 9.2 million; in Granada, premises on Avenida de Madrid for 581,185 euros. In the case of Huelva, both a building on Rico Street for 245,481 euros and another on Alfonso XII Street, for 627,432 euros.

In Jaén, it is a plot with an industrial warehouse in Camino de la Estación, for 227,582 euros, while in Malaga it will be a building on Ollerías and Eduardo Ocón streets for 2.7 millionand premises on Composer Street Lehmberg and a parking space in Pasaje Esperando, for 3.2 million.

For its part, in the province of Seville it is an industrial warehouse in Utrera, for 65,928 euros; the La Cabaña Estate in La Rinconada, for 853,448 euros and, in Aznalcázar, Finca Los Labrados, for 426,300 euros.

In total, the set of properties go up for auction for a value of 21,590,803 euros in the first auction, an amount that decreases by 15% if it reaches the second auction.

Tourist villas

Next, the counselor referred to the tourist villas, for which she is preparing a fifth auction, because they are “determined” to sell those that are closed. “We do not understand why these tourist villages exist and on top of that there are closed without making profits”, he lamented. “We are also going to value them for all Andalusians,” she said.

It is worth remembering that the Andalusian Government Council agreed at its meeting on September 26 to recover the ownership and use of the five tourist villages that at the time were attached to the commercial company Red de Villas de Andalucía SA. and that they are closed.

These are, specifically, the tourist villages of Pinar de la Vidriera – in Huéscar (Granada) -, Cazalla de la Sierra (Seville), Fuenteheridos (Huelva) and the Las Menas del Serón hotel, located in Bacares (Almería). The one in Periana in Axarquía is going to be returned to the City Council.

The network of tourist villages in Andalusia is made up of ten properties – nine villas and a hotel – distributed throughout the eight Andalusian provinces, although currently only five of them are in operationsince the other five are closed, some for 18 years, and the last since 2013.

The Government Council agreement adopted “only affects closed facilities, so it will not have no effect on activity or employment of the five that are in operation”, the Board clarified at the time.

The maintenance of these unused villas represents a expenditure of 500,000 euros per yearand the objective of the agreement is “to be able to value these facilities, once their ownership and use reverts to the Junta de Andalucía.”

121 million

“The previous governments sold 70 buildings of the Junta to an investment fund, which paid them 300 million euros, but which obliged them to pay rent for 20 years,” Spain explained to specify that, after that period of time, 700 million euros would have been paid in rent. “That was truly crazy and we stopped it. We were able to recover those 70 properties“, has explained.

Given this situation, he has pointed out that they are now selling the plots of historical debt that “did not give any return, which represented a additional maintenance cost and local taxes that, furthermore, were not paid” and that was creating “a debt of 180 million in taxes to the town councils.”

“We have satisfied that debt with the town councils and we have already carried out three auctions, for which we have obtained 121 million of euros”, has recognized Spain, who, at this point, has announced the fourth real estate auction in Andalusia.
